Job title: Maintenance Technician
Hours: Monday – Friday 8a-5p, may change depending on property needs. Overtime as needed.
Pay Range: $20-$25/hour.
Job Description:
The Maintenance Technician is responsible for working with the Building Engineer and Chief Engineer to implement and maintain safe and efficient operation and maintenance of all necessary building systems. The Maintenance Technician will need to provide legendary customer service to tenants, prospective tenants, owners, and vendors.
General Job Duties:
·Perform preventative maintenance duties, including changing filters, grease motors, inspecting/adjusting belts.
·Monitor and maintain optimum performance of all building systems.
·Oversee activities of contractors, vendor personnel and suppliers and ensure adherence to contract specifications and building standards.
·Serve as liaison with building tenants in the resolution of day-to-day operational issues.
·Update work orders.
·Maintain and enhance the value, operating efficiency, and the physical appearance of the property.
·Understand OSHA guidelines and how to ensure that all equipment is maintained to guidelines/standards.
·Build and maintain effective communication and relationships with the Property Management staff, tenants, vendors and peers.
·Take initiative on problems and needs of the property or tenants.
·Respond immediately to emergency situations and customer concerns.
·Perform other tasks as assigned.
Other Requirements:
·A minimum of 6 month to 1 year of maintenance experience, commercial buildings preferred.
·Knowledgeable in energy management systems, techniques and operations.
·Thorough understanding of HVAC, electrical, plumbing and building automation systems.
·Strong Customer Service skills.
·Ability to operate manual and power-driven tools.
